HOW DO WE WORK WITH PARTNERS AND INVESTORS?

As a partner or investor you are essential to us and our joint success. We make sure you're legal costs are covered and that you are paid first, in full and on time. We cherish our relationship with you and will provide on-going partner or lending opportunities to you.

 

We employ a clear 7 step process which ensures people know how we do business and what to expect from us and when.

Step 1: Initial meet and greet (virtual or physical), are we a good fit for each other? If yes proceed to step 2

Step 2: Discuss current opportunities to gauge interest (Investors Memorandum)

Step 3: Provide detailed project proposal for those expressing continued interest (Partner/Investor Opportunity Pack)

Step 4: Explore any concerns, informally agree outline terms & conditions (Heads of Terms / Investors Memorandum)

Step 5: Engage legal representation and formalise terms and conditions (Contract)

Step 6: Agree level of interaction during project (our 'Terms of Reference' for site visits and progress reports) and commence project

Step 7: Complete and exit project.

Why do we do this? So you can invest with confidence and continue to do so on future projects. With this checklist you are equipped with a list of questions to undertake your own due diligence and because we have given you this we are duty bound to ensure any investment opportunity we present provides comprehensive answers the questions before you even have to ask them.

    • What is the scope and size of the project?

    • Has a comprehensive feasibility study been conducted?

    • Are there any zoning or regulatory issues that could affect the project?

  2. Developer's Track Record:

    • What is the developer's experience in similar projects?

    • Can you see a portfolio of their past developments?

    • Are there any legal or financial issues associated with the developer?

  3. Market Analysis:

    • What is the current state of the local real estate market?

    • Is there demand for the type of property you plan to develop?

    • How does the project fit into the market trends?

  4. Financial Projections:

    • What are the projected costs for land acquisition, construction, and other expenses?

    • What is the expected timeline for completion?

    • What is the estimated return on investment (ROI)?

  5. Funding and Financing:

    • How is the project being financed?

    • Are there any outstanding loans or debts related to the project?

    • What is the contingency plan if funding falls short?

  6. Risk Assessment:

    • What are the potential risks associated with the project (e.g., market downturn, construction delays)?

    • How are these risks being mitigated?

    • Is there insurance coverage in place for unexpected events?

  7. Permits and Approvals:

    • Have all necessary permits and approvals been obtained for the project?

    • Are there any pending regulatory issues that could affect the development?

  8. Construction Quality and Contractors:

    • Who is the construction contractor, and what is their reputation?

    • What quality standards will be maintained during construction?

    • Are there any warranties or guarantees for construction work?

  9. Exit Strategy:

    • What is the plan for selling or leasing the developed property?

    • Is there a marketing strategy in place?

    • Are there potential buyers or tenants lined up?

  10. Legal and Tax Considerations:

    • What are the tax implications of the investment?

    • Are there any legal agreements, contracts, or partnership agreements to review?

    • Have all legal aspects of the investment been thoroughly reviewed by legal experts?
