HOW DO WE WORK WITH ASSET OWNERS?
Where JV property development differ from other property developers is that we seek to ensure the asset owner takes home the biggest slice of the pie possible by cutting out the 'middlemen', each of which will be taking a significant cut of the profits.

WHAT TYPE OFÂ 'OPPORTUNITIES' ARE THERE?
Depending on your personal circumstances, timescales and goals these generally fall into 3 main categories each with a number of underlying strategies or a combination of strategies.

Add Value; through planning uplift, title splitting, improvements, change of use, conversion or adding space under permitted development rights

Joint Venture; offering up a stake in the asset or offloading part of the asset whilst sharing in the upside of any development

Cash Out; develop the most appropriate plan to offload the entire asset whilst providing the most favourable return in the timescales you set out
HOW IS JV PROPERTY DEVELOPMENT DIFFERENT FROM ITS COMPETITORS?

We never ask for money upfront. If we move forward together we fund everything arising from the project including your legal fees and only take an agreed share of the uplift at the end of the process which demonstrates we are serious, we shan't waste your time or your money.

We manage everything from 'cradle to grave' so you only ever deal with us which means you only part with one modest slice of the pie rather than handing out slices to all and sundry

We source the opportunity directly with you, the owner, which means we save on commission to land sourcing agents OR you save large fees paid to property agents. Either way the the pie remains whole.

We undertake and manage the development process which means you cut out additional profits pocketed by the developer

We also undertake our own construction project management which significantly reduces the risk of working with a single main contractor whilst also ensuring excessive profits aren't being paid to builders

At the end of the project JV Property Development often look to retain part or all of the asset through refinancing thus reducing, and in some cases eliminating altogether marketing fees and agents commission associated with selling.
